Know all men by these presents that we, Horrace Mitcher and Sette Mitcher, wife of said Horrace Mitcher of the county of Lawrence and State of Ohio, in consideration of the sum of two hundred dollars to there paid by Harriet Ballard of the same place, have bargained and sold and do hereby bargain and sell the receipt money is hereby acknowledged do hereby grant bargain sell and convey to the said Harriet Ballard and to her heirs and assigns forever, the following real estate to wit: 

Situate in the County of Lawrence and the State of Ohio and bounded and described as follows, being the southwest quarter of the northwest quarter of section no thirty-three Township No two Range No seventeen lying and being situated in the township County and State of aforesaid and containing forty-four acres of land to the same more or less.

And all the estate title and interest of the said Horrace Mitcher and Setty Mitcher either in law or in equity of in and to the said premises together with all the privileges and appurtenances to the same belonging to have and to hold the same to the only proper use of the said Harriet Ballard and her heirs and assigns forever. 

And they said Horrace Mitcher and Setty Mitcher, wife of the said Horrace Mitcher, for themselves heirs executors and administrators, hereby covenant with the said Harriet Ballard and her heirs and assigns that they are the true and lawful owners of the said premises and have full power to convey the same and that the title so conveyed is clear free from encumbrances and further that they shall warrant and defend the same against all claim or claims of all persons whatsoever.

 In witness whereof the said Horrace Mitcher and Setty Mitcher have hereunto set hand and seal this 17th day of December 1858. Setty Mitcher she hereby releases her sight and expectancy of (dower ui sp?) said premises have hereunto set their hand and seal on this 17th day of December in the year of our Lord one thousand eight hundred and fifty-eight.
