Know all men by these presents that I Richard Ratliff in consideration of the sum of two hundred and forty eight dollars and fifty cents to him in hand by William Ballard  of the county of Lawrence and State of Ohio the receipt whereof is hereby  acknowledged do hereby grant bargain sell and convey to the said William Ballard his heirs and assigns forever the following real estate situate in the County of Lawrence and State of Ohio the Southeast quarter of the Southeast quarter of Section thirty (30) Township three (3) Range Seventeen (17) containing forty four acres more or less and all the estate  title and interest of the said Richard Ratliff either in law or in equity of in and to the said premises together with all the privileges and appurtenances to the same belonging to have and to hold the same to the only use of the said William Ballard his heirs and assigns and the said Richard Ratliff for himself and his heirs to hereby covenant with the said William Ballard his heirs and assigns that he is the true and lawful owner of the said premises and have full power to convey the same and that the title so conveyed is clear free and unencumbered and further that he will warrant and defend the same against all claims of all persons whomsoever. 

In witness whereof the said Richard Ratliff has hereunto set hand and seal this 26th day of November A.D. 1864.

Before me John Justice, a justice of the Peace in and for said county of  Lawrence, personally appeared the within named Richard Ratliff and acknowledged the signing and sealing of the within conveyance to be his voluntary act and deed this 26th day of November AD 1864.
